This development proposes the construction of a single-storey four-bedroom house, with an attached two-bedroom ancillary dwelling at the rear and a steel shed. The proposed development seeks a variation to the permitted development standards under the Swan Valley Planning Scheme No.1 as follows:

• The development has a total site coverage of  8.5% (851m2), which is above the permitted 5% maximum site coverage (501m2).  
• The development is setback 27m to Aveley Road in lieu of the required 30m.
